1. About these terms
These terms apply when you use this website and when you book or buy from Birds & Butterflies Resort (“we”, “us”), a coffee farm and guesthouse near Buwama, Mpigi District, Uganda. Sections 2 and 7 to 14 apply to everything; sections 3 to 6 add the points specific to each type of booking or order.
Details shown on a product, booking or confirmation page, such as a minimum age, a meeting point or a delivery estimate, also apply. We may update these terms from time to time; the version published when you book or order applies to you.
2. Bookings, orders and payment
- A booking or order made on this website is a request. It becomes binding when we confirm it by email.
- We may decline a booking or order, for example if a date or product is no longer available or the details provided are incomplete.
- The person booking or ordering must be at least 18 years old and is responsible for the accuracy of the details given and for informing others in their group about these terms.
- Prices are those shown at the time of booking or ordering, in the currency displayed, and include applicable taxes unless stated otherwise. Delivery costs, where they apply, are shown at checkout or agreed with you before dispatch.
- Unless another payment method is offered at checkout, payment is made in cash on arrival or on delivery. We accept Ugandan shillings, US dollars and euros; amounts in other currencies are converted at the rate we apply on the day of payment.
- Obvious errors in prices or descriptions do not bind us. If an error affects your booking or order, we will contact you before you pay.
3. Farm activities
- You can change or cancel an activity free of charge until 24 hours before the start time by contacting us. Please let us know as early as possible if you cannot come.
- Activities take place on a working farm and in natural forest. Paths can be uneven, muddy, slippery or swampy, and weather can change quickly.
- Wildlife is present, including insects, mosquitoes and occasionally snakes. Uganda is a malaria area; please take medical advice before travelling.
- Suitable clothing and closed shoes are required. Some activities have a minimum age, as stated on the activity page.
- Children must be accompanied at all times by an adult who is responsible for them.
- You confirm that everyone in your group is fit to take part, and you must follow the instructions of our guides and staff. We may refuse or stop participation if we consider it unsafe, for example because of unsuitable footwear or the effects of alcohol.
- You take part at your own risk, to the extent permitted by law. We recommend travel and health insurance.
4. Room stays
- The check-in times, house rules and cancellation terms stated in your booking confirmation apply to your stay. Cancellation is done through the link in your confirmation email.
- Please treat the rooms, buildings, animals and plants on the farm with care. You are responsible for damage caused by you or your group beyond normal wear.
5. Products from our shop
- Product information: many of our products are handmade or natural, such as crafts, planters, coffee and plants. Small differences in colour, size, pattern or taste are part of their character and are not a fault. Colours on your screen may differ from the actual product, and some product images are illustrations.
- Availability: products are offered while stock lasts. If a product becomes unavailable after you order, we will tell you and you will not be charged for it.
- Delivery and collection: products can be collected at the farm or delivered where we offer delivery. Delivery times are estimates and cannot be guaranteed. For deliveries outside Uganda, any import duties, taxes and customs charges are the responsibility of the customer.
- On receipt: please check your order when you receive it.
- Damaged or not as described: contact us within 7 days of receiving the product, with a photo if possible, and we will agree a fair solution, such as a replacement or refund.
- Not returnable unless faulty: products made or adapted to your request, and food, drinks, coffee and live plants, for reasons of hygiene and freshness.
- Other returns are possible only by agreement. Please contact us before sending anything back. Agreed refunds are made by the original payment method or as agreed with you.
6. Events, packages and custom services
Events, group visits and custom services are arranged on request. The scope, price, payment and cancellation terms are set out in our written offer or confirmation for that arrangement, and apply together with these terms.
7. Changes and cancellations by us
We may need to change or cancel a booking or order because of weather, safety concerns, illness, availability, events beyond our control or too few participants. If we cancel, we will offer an alternative or refund any amount you have already paid to us. We are not responsible for other costs, such as travel arrangements.
8. Your belongings
Please keep your valuables with you. We are not responsible for loss of or damage to personal belongings, except where caused by our negligence.
9. Our liability
We take reasonable care in providing our services and products. To the extent permitted by law, we are not liable for indirect or consequential loss, and our total liability in connection with a booking or order is limited to the price paid for it. Nothing in these terms excludes or limits liability that cannot be excluded or limited under applicable law.
10. Website content
We aim to keep the information on this website accurate, but descriptions, schedules, products and prices may change. Some images on this website are illustrations or placeholders and may not show the actual facilities or products. Parts of the resort are still under construction.
11. Events beyond our control
We are not responsible for failure or delay caused by events beyond our reasonable control, such as severe weather, natural events, illness, transport or delivery disruptions, power or network outages, or actions of authorities.

How we handle personal data is explained in our Privacy Policy.
13. Law and disputes
These terms are governed by the laws of Uganda. If something goes wrong, please contact us first so we can try to resolve it together.
